@EJ KaniveIf you wanted to cover your bases, I’d send an itemized list of the removed items and some photos to a commercial re lawyer.

A high quality air filter will do better but if they are smokers or have pets the 3 month time frame can need replacement every 4 to 6 weeks instead.What happens is the air filter catches more stuff it then starts restricting the air flow.This also causes the bill to go up.You can use the cheap blue filters but they need monthly replacement.2.When was the last time the duct lines and vents were cleaned??

Most people won't consider any ad that doesn't have photos.

but with a mortgage forclosure the highest bidder gets the property.i have researched sheriff sales and one catch was that you can bid on a property and assume ownership for 7k or whatever the price is...and under that assumption is the condition may vary widely.

Such as converting from a annual lease to a month to month, or to catch up with market rent rate for that neighborhood...but I wouldn't raise the rent because their chance of paying rent on time is now relatively lower than before the father lost their job.I would do whatever it is necessary to convey to them paying rent should be their #1 priority, before they pay for their leased vehicles, before they pay their cable TV bill, before going out to dinner...
