They could have taken care of the property and maintained it so it didn't need to sell to an investor, they could have handled their affairs more responsibly to not need to sell the home, they could of done many things we view as common sense but they didn't and they have their reasons why. 

I think I'm going to BRRRR this....so....cashflow cuts way down but cash on cash starts at 17% and goes up from there. 

Legal or not, who cares?  

I want to care for unwed single mothers and pay their childcare costs. 

The partners took care of city permits and so far, we dont have any problem at all.

Careful when using just the pro forma as your only analysis on the property.

Now, if you're going to do it yourself, you may be ok with the $, but I would be very careful. 

So I didn’t care about sleeping on plywood, taking cold showers, and eating sliced meat sandwiches.

My two cents...if I am not selling a property, I don't care if it's worth a million dollars or a penny, property values are inconsequential to me for a place that I plan to keep indefinitely.

This is a very clear cut matter.
