I think it is less about a slowdown (downturn in the market) and more about a buyer's or seller's market.

It won't phase the true buyers when you ask for it.

Buyer beware and do your own diligence.

Going the traditional route when it comes showing first time home buyers a house to purchase isn't for me.

We are fortunate enough to have some cash buyers that purchase rehab and refinance after stabilization and repeat.I agree though there are plenty of properties out there being bought with rose colored glasses that may never make a decent return.

Second, it is very possible to be an all cash buyer but don't let the word "debt" scare you (I am a big fan of Dave Ramsey as well).
