My answer own answer would be that these are a lot more "fresh" leads, but I have no idea if listsource scrapes records on a daily basis.

whether brand new or not, with any home, especially a rental, you will have maintenance costs; you have "rent ready" cost.things happen; now is it less likely?

Hi Gordon,Yes I've closed 3 deals with them (1 portfolio 9 property package refi under a brand new DE LLC, along with 2 separate rehab line of credits ive closed under different LLCs - 1 indy, 1 little rock).Im happy with my choice although they aren't the cheapest, but it got the job done (BRRRR a package of SFH/duplexes). 

If you do create one, I created a branded logo and named my LLC.

Then you would be essentially creating a brand new lease, with your terms (with whomever you choose).Personally, I don't re-screen inherited tenants. 

Laminte and the Lifeproof brand mentioned above are more forgiving with the subfloor condition because they are a stiff plank.The flexibilty and it being water proof are the main advantage over laminate floors, in my opinion.
