The oil field work is 14 days on, 14 days off so is a big impact on the family life so he doesn't want to do that indefinitely.  

So even if the ARV drops to 400K i can still refinance to pay off the hard money.Also i included management to see its impact.

People can have a wonderful "online" persona, but you can see their body language, guage their tone, and see if they can answer questions without googling it first before posting a response.

Impact to Budget -  $0 I am going to say zero dollars economically but probably lost out on several business building opportunities which certainly has a cost though I will not attempt to quantify that here.3.

Gee I wish I was doing that appraisal,  Not, have already done plenty,  Rural location, first expand to 12 months then to 2 years if necessary unless there has been something to make an impact on local market,  most likely not the case in a rural location.  

The only political issues I get involved with regarding my business are issues that impact the bottom line such as healthcare or taxes.I keep social issues out of my business.
