I just reached out to my PM to get an understanding of what I should be expecting when bills are due 1APR20. 

Ask them what types of online technology resources they have at your disposal to walk you through answers to your questions.Ask them how many times you can call in terms of your annual maintenance fee or will you be billed for calls over a certain number.Ask to see the hierarchy of their support staff.

The only slight variance I can see is if you order blank check stock and use Quickbooks bill pay feature that you can print your own checks with the entity name to make payments.

Yes my tenants pay the utilities and even most of the landscaping bill.

Pay what's owed when the bill is due, there is rarely a benefit to paying it early.

Tenant would show proof of hardship, landlord gets paid by govt, mortgages and all other bills gets paid up, etc.And if you already had an eviction in progress, can actually get it done.Any reason why govt hasn't done something like this?

On payment, like the others have said you get notified as soon as your tenants have paid rent or any bills.
