A seller I found through direct mail owned 21 acres of partially developed land , there is one single wide mobile home renting for $475 , there are 4 modular homes 4 beds 2 baths need about 5k to get them rented at $800 each projected income $3675 after the modular homes are ready.

House hacked to start off. 3 bed 1 bath on one side, 2 bed 1 bath on other, bring in $550 in cash flow per month.

If they're versed in investment lending I'd bed they could recommend an agent.

Ok, so I did a quick search on AirBNB and Verbo to see what was what in that basic area.From what I can see, 2 bed 2 bath rates are just under 200 a night on VRBO.

We have a two-bed studio unit behind our larger single-family that has been converted into a business.

At least in my market anything that is 2 Bed/2 Bath (or even one) goes for more and in addition opens the market up for buyers and renters. 

How much extra are the 3-beds paying?
