Sometimes I bake chocolate brownies.I take inside pictures and put them into a water proof folder outside, so that people who just drive by see more and want to come in.I've once driven around the neighborhood and got 10 'for sale by owner' houses together.

So far in July I've replaced 3 water heaters, an entire roof, a flat roof over a porch, an A/C system, a dishwasher, a refrigerator, plus the normal service calls for smaller items (faucets, a/c service calls, leaking pipes, etc).

It is my understanding that you don't have to use 100% of the gain in the 1031, but will incur gains tax on whatever portion is not included in the exchange.This is only a half-baked response, but gives you a couple ideas to ask the pros.

Any thoughts on a small bank lending at 80% appraised value, 2 points over prime, closing in 4 weeks, $200 flat fee for processing (includes appraisal which is noirmally $350 here)...terms are based on 15yr loan....condition for loan approval consists of the bank president touring the investment property prior to signing off on the deal.
