A local agent will know the rental income numbers better, but Vero Beach will certainly have a more attractive price point than the bigger coastal cities in Florida. 

I really like the tenants we attract with single rooms in our B+ neighborhood. 

The types of areas those houses are in are also sometimes not the best for attracting quality tenants. 

The numbers might not be attractive in the first couple of years but if your goal is long term wealth accumulation, it is far better to invest than to do nothing with that money.

Narrow it down to areas that attract people like schools, hospitals, universities, business centers, etc. and try to purchase around those.

I have them initial a clause that says:Tenant acknowledges the rental was represented through marketing materials designed to attract applicants for in-person inspections.
