It's a conservative approach, but it would still work very well in the near term for the cash flow.

I did not mean to limit myself to 10 year+ holds, I only brought that up to suggest that I do not need a cash-out strategy right away.

@Jon Frederickson you need to put together a solid plan of action in terms of how you are going to approach the business and get a deal done.

Hard to prevent or pinpoint who brought them to building, but any suggestions on minimizing that from happening again?  

I had been told by my realtor that the bank now own the property but it has been more than 2 years and it haven’t been listed for sale yet. is there any other way to approach at this home?
