I suspect the gov't regulators that designed the current disclosure forms had an anti-FHA bias, the pre-2015 disclosures didn't cause as much confusion, there's no other typical/standard fee that they make look like it's charged 3 times...

Most lenders and cities consider a duplex residential.

I bought 3 sfh's on 2 lots, but got 1 deed and the bank treated it as residential here in NY.

As such, I am exploring simply doing a residential investment loan which I have already been pre approved for.

For reference my residential lease is 7 pages, and has always protected me.

In that same time, I have bought and rehabbed 15 properties, all of which are cash flowing nicely and have actually appreciated around 30%, which is saying something considering they are Class C.I am currently under contract to purchase a residential 4-plex and a 10,000 sq ft commercial warehouse. 

Does anyone have access to the 2020 Residential Lease provided by the Chicago Association of Realtors?

You will need a Residential Single Family Purchase Contract (assignable or double close), then a separate assignment of contract interests.
