Any tips would be greatly appreciated!!

I know, it has to cash flow, but curious if anyone has any insight into:* How to estimate insurance costs (flood, windstorm, and standard)* How to best verify a property condition (considering the location)* How to know good areas (some homes have been abandoned for years next to new builds, quality can be street by street)* General tips or recommendations for what to look for, or look out for

I think if they're going to put such a thing online, they should have a way to factor in age of house, size of home, number of bedrooms, size of lot, and quality of finishes, or at least have some type of disclosure stating that their zestimates do not factor in all necessary criteria to be accurate comparison. 

We've looked into some of the numbers regarding setting up a functioning field: Rental equipment, store/shop, compressed air supply, climate controlled storage for paintballs, liability insurance, staffing expenses, etc.

Also, think about having your HVAC system serviced, and get all the air filters changed out.

Im new to the real estate game I'm only 22 but I would like some advice or tips on what to do.

I will post something soon about tips for a good notice to quit and avoiding problems. 

To offer my own opinion, I'm set on saying a house hack it too risky and leaves you living in a lower quality home compared to the size of your loan.
