Also, you may don't like the Midwestern, and you may prefer rather be on a more "four season" region such as Indianapolis.  

Smaller community/regional banks tend to do this more than the big banks.

I truly do believe I have what it takes to get over the hump and make it big in my state, region, etc.

I'd rather not mention the specific banks I use but I will tell you that I only approached small local / regional banks (not Chase, Wells Fargo, etc.)

Just curious if anyone knows any national or local lenders (Texas region) that do cashout refinancing on lower valued properties in the 50-110k range.

Those companies that pay attention to STR advocacy will likely become the favorites for those who are directly impacted by any lobbying efforts provided by those companies for their local regions.  

Take any specific home configuration & sqft and then compare that to regional variations; they will not compare at all as this is a difficult blackbox problem to solve (ie adjustments must be made from outside the computer)Any realtor relying upon these systems is incompetent and lazy. 

I'm told by the banks, our margin is one of the best in their portfolio of clients in that stage of the business for the DC region.
