I thought a deposit was a deposit, no matter what you called it.It might be cheaper in the long run for you to just let her out of the lease and refund whatever you have to to get rid of the tenant.

We have having a lot of individuals that are illegal aliens interested in the property but when asked for any type of verification they go ghost.

@Victor Argueta thanks for your suggestion, I've asked for verification of the rent from their pro forma and I'm still waiting.

Of course there are plenty of scammers right here in the good old USA, but at least on US soil there is a chance of catching them.Address verification is something I use all the time in tenant screening, I have had tenants give missing addresses before.
