One question though: I called a hard money lender for the first time today to get pre-qualified ( Brookview Financial.com ) and found out that they want an investor to have 20k worth of liquid assets per 100k of loan.

Expenses are less with these parks ( city water and sewer is expensive but an asset) so you will actually pay more for the land.

Sign documents stating your expectations and in the event of a break from the company and relationship who the assets will be divided amongst you and so forth, you get the picture.

He has the right to vote [according to the number of units he owns] and he is also entitled to pro-rated share of the assets of the Corporation upon it’s dissolution which can only be done by a majority 2/3rds vote.

I know whan I sold cars that if there was a person with showable money/assets but no credit, he/she would need a co-signer with the credit...BUT, the lenders still may require the co-signer to show the good debt to income ratio, not just the great credit.

I am a believer that the seller should pay that fee but it is mostly the buyer that gets stuck with it...great software for investors, then, especially if it is right on the money & excepted by the lenders!!
