Also to @Kevin Zimmer's point about you being able to analyze a property, don't forget that that's a skill.

However, I have seen many short sales where their actually was equity in the property and the shortage consisted the past due payments, a real estate commission, attorney fees and costs from the foreclosure process, court costs and closing costs. 

We have a very large network of local investors on this site from all areas of RTP so you should have no shortage of folks to connect with.

You do this by taking advantage of the experience of others on this site, of which there is no shortage.

Plus there is no shortage of that easy and fast business so unless you are talking much bigger bucks, they just don't want to spend the time.

Any references should have good communication skills and do quality work.

I build relationships with other local investors that have skill sets different than my own.

And like all things RE at the end of the day 9.5 out of 10 folks that think they are going to have a carrer wholesaling will end up failing in less than a year.. and very well have spent a lot of money on their marketing etc with nothing to show for it.this is just not as easy as sending out letters and website etc. you MUST have some skills to close a deal..
