(I don't think you have to pay someone a bunch to do this for you - FB advertising is cheap right now and there's information about how to do it online.)Some examples of valuable items to offer would be a 5-day home-buying course by email that you put together (can be simple, just regular emails), or a downloadable checklist of things people should know when they buy (or sell) a home, or anything that would truly be valuable to you if you were in their shoes.
