I turned him down, not because I refuse to mentor folks, but because I'm already engaged in doing so and I don't have time allotted outside of that to properly take on someone else.So making clear the time that you want to devote to learning, type of communication expected would help someone formulate how to fit it into their schedule.

IRR of 26% and Cash on Cash of 14%, that seems pretty rich!

I live in a oil/forestry town in northern Alberta where people are often cash rich but sometimes credit poor.

I have gotten one estimate so far which seems a bit high, I would like a second opinion.I am an out of state investor so I need someone super reliable, honest contractor who is great at communicating with clients.Any suggestions?

call water company and tell them what you think happened maybe they make a one time concession.my grandma came over to water our yard one year and left the water running for a week whilst we were in Hawaii... can't recall the cost but I was able to pull the granny card.. this was in Palo Alto CA though.. and that town is rich..

My question is, if you're not using an agent and communicating directly with a seller, is it still possible to finance those deals through a bank?
