I would suggest he takes whatever he is into (hiking, camping, firearms, amateur taxidermy) and search "IDWEB" to find the email alias for people of similar interest and reach out to them for an instant community.

I'm with @Cody L. that you should focus on renting the entire units, with the added idea that you might approach O&G companies directly and let them use the properties as a man-camp.  2 birds, 1 stone.   

@Jaden Adams I am firmly in the get a degree camp, and there are ways to do it without accruing $100k of debt.

I typically work overnights and at the second company when one of their people goes on vacation or calls out sick on my days off I get a 13 hour shift.

At least with a security you can sell overnight --- yeah, at whatever the market price happens to be.  

I know it wont come over night, but i thought that while i was working, i could also be learning about buying commercial property so that when i get the chance, i am fully prepared.
