Before I go look at a new prospective property, I already have a "rough" estimate of rehabs assuming it needs the majority of what the properties I buy needs - floors, kitchen/baths, HVAC, electrical upgrades, etc.

.- recent kitchen remodel for a GC I have a relationship with, total contract $4100, mobilization = $500, completion of rough work = $1200, completion of final work = $1200, completion of final inspection = $1200.

I have done a few flips but this is my first kitchen gut.

Quick question . . . we are doing a flip on a house and are redoing the kitchen (replacing cabinets and appliances. 

I am glad I did this, as it let me live through some of the costs of home ownership, which are similar to rentals: HVAC replacement, water heater replacement, kitchen and bath remodels, etc at my own house before buying a rental that needed these things and not being able to estimate the costs.

Redoing the kitchen as well.

Once I'm done updating this kitchen, it'll be basement time!
