@Nickolaus Cabcabin I think you need to be honest with what you can bring to the table.

We are all planning on coming to the table with 50K each so looking for a home at a purchase price around 250K putting down 25% leaving us with about 80K in renovation. 

I make plenty of money with land in my sweatpants at my kitchen table.

I'm sure you can link up with someone who just needs capital if that's what you want to bring to the table.
