At this point you have just assigned the executed LOI to a new LLC.In a perfect world and how large syndication companies do it, you would have a LLC with nearly $0 assets that you just make offers from; but to start off, you can use your name or another LLC you have.Ask your attorney for their advice prior to making any offers.

Typically, the TK model if executed at a high level will reduce your risk by avoiding those big ticket expenses in the first few years, the downside is entry price to position you for that experience.

The Florida Bar Purchase Contract that is a staple in our industry provides that if a property is to be tenant occupied after the sale that all leases and pertinent data is to be provided to you within 5 days of executed contract.
