I bought my first property in 2014 in California and kept it as a long distance rental when I moved back to Columbus OH.

Ultimately I would like to put what I would pay in rent into equity, as well as have the freedom to move and house hack another property after 2-5 years.

Likely 99%+ of the recipients won't be interested in selling at the moment (and with a list that large, some of the data is invariably wrong or has changed since collection), but if you can stay in their mind for when they are ready to move forward with something, it's potentially worthwhile.If you've collected their data, likely someone else already has (or will soon), so differentiate and show your value. 

It actually took 4 months to move in.

I grew up in CA and moved out to Reno, NV to live and invest. 

I have tenants already lined up whom I've sourced online, through word of mouth, etc that are moving to the city for work and willing to pay the rents I intend to charge, so I just need to close and get them touring asap. 

The value add properties with minor cosmetics move fairly fast as well.

Needless to say, the tenants are scheduled to move out Apr30th.
