I dont see how anyone can dispute that investors will look also but it means a competitive sales environment which is good for seller. 

yea, the SF startup environment is very different than startup environment in south bay. 

:D I admit that I know very little about developing, but I certainly can agree with your beliefs about the internet as well as the current economic environment.

And it is certainly an open, multi-tasking environment where you can nurture an interest that may indeed become a full time job after undergrad.  

I think you will find that there is a whole spectrum of things offered and environments.

I was given the cashflow quadrant by my neighbor when I was 15 so I knew I was always going to do some form of investing.Honestly, most of the success I have I can attribute to my environment (The environment that is America).

Conversely regular, long term exposure to small amounts may be the cause of respiratory issues years later - that is what the investigation to which I referred in my prior post above is examining.No one here is telling you that you must remove the asbestos from your buildings, but you do have to disclose its presence when you sell and the day is coming when you will likely have to disclose it to your tenants.Once again, I am advocating that landlords and rehabbers educate themselves and continue to keep there knowledge current as our understanding of the impacts of long-term exposure to asbestos, just the same as you would with other hazards in the built environment such as lead, mould, PHPs, formaldehyde, etc. 

So what am I saying....Everyone in this forum who landlords is equipped by their background and exposure to their environment to effectively own and operate rentals...even if you eventually hire a PM. 

I thought being in law enforcement was my calling, but after working in this environment, I've come to the conclusion that this career field is not for me. 

I have experienced selling in a depreciating market despite good schools, lovely environs... and it was not fun.
