I do believe that it is a legal 5-unit building, just not setup to be efficient. 

And, my partner is out of state and will be doing nothing but supplying funds and obviously giving the ok on any purchase/expenses/improvements, etc. 

We buy at a discount, renovate efficiently, and sell at market value.

My options are to either get financing at 20% down, or pay cash and do the rehab to get higher appraisal and then finance at after-improved value.

I feel like if I was in my 20s I'd have a lot more time and a lot more energy and would be willing to take more risks, but now that I'm older, I'm not sure what the best path is going forward.

These things suck but tomorrow is another day . these trials  are valuable learning tools and every obstacle in the path can lead to a better understanding and improves your skills .  

In fact, if the math is done right and it's cashflowing real estate you are  buying, your DTI should improve with each acquisition.

The heat pump technology is more efficient than electric baseboard and the AC is a nice addition.
