I figured going from Western WA to Eastern WA would be enough to see a higher ROI, but I'm definitely learning more and more as I go along.On a whim I ran some numbers for a duplex in Nashville. 

I see influencers (as recently as today) selling mastermind courses, being featured on podcasts and conferences, because they have scaled their door count over the last year, and only got started 18 months ago.  

Outside of joining local RE meet up groups and going to conferences, investing in online education, and networking.
