I have several family members who under report their income - hair stylist, cab driver, etc. so that is not uncommon when your income is a cash transaction.Thinking out loud: you could offer that rent be paid bi-weekly?

The problem is the numbers are skewed.You have many making nothing to 10k a year and a few doing well above the 30's in income.So NO I am not surprised at thing agents do to stay in the business and pay their bills.I am not agreeing with it just stating reality for many of the agents.With the failure rate of agents you have a constant churning of agents into and out of the business.So a majority of agents want to make the most out of the few sales they do a year before they fall out.Some other brokers and agents always get mad at me when I state this but the facts are the facts.If you want to close deals we can't be in fairyland of how things are supposed to be in a perfect world.

She is not the party type, but I know the risks are there.Put the house title in my daughters name and have her claim the income on her Colorado State Taxes, she owns the property and generating income as a resident and taxable at her tax rate (smallest).She switches her Drivers license and Car Insurance to Colorado, she is now a resident with an income property she can live in years 2-4 after one year in the dorms.The wore case is CSU does not grant her residency and she offsets the cost of living during years 2-4 with the rental income and has a place to stay.I think Im missing something, and would love to know if anything has done this, Parents out of state, child claimed as in state, etc.Pete
