Very cosmetic rehab ie paint, fixtures, flooring.

What you think if I just painted the exterior and maybe some fixtures inside then refinanced in a year?

Purchasing a condo that needs flooring, paint, some countertops and probably fixtures/trim. 

Ceramic tiling, basic HD grey vanity, new light fixtures in the 6. painted exterior trims and deck.

As a guy that comes from a small town where complete strangers still wave at strangers and half the people never lock their doors, it just wasn't my cup of tea.

I have completly flipped the inside of the single family home (abated for espesdos, textured/painted new ceilings, painted all the walls, ripped up the carpet and installed vinyl wood flooring, updated all light fixtures & hardware in the home, and am woking to remodel that two bathrooms and the kitchen) and am building the Garage ADU.
