Some of the laws in NY changed recently and you are required to obtain a certificate of no harassment, No permits will be issued until it is resolved.You will need to work with the current tenants for this certificate to be approved which can take up to a year or more, Definitely something big to consider.  

Once you have a shortlist, sign up for an account with each one and test them extensively to see how they function.

In North Carolina, the transfer tax is $1 per $500 of sale price; however, in a few counties an additional amount (up to $5/$500) can be added.

That helps with competition, but don't expect discounts - prices are still up 8.3% YoY.
