Should you have an issue at one of your properties where the tenant ceases payment but remains in possession, the income from the others would help offset the damage.

I have had to develop payment plans with a tenant with unexpected medical expenses that came before rent.

If you want to capture students as tenants, I'd suggest looking around the medical center:  older students, more career-minded and graduate focused.  

It never ceases to amaze me that newbies to auction are under the impression that they will learn a bunch just by attending.

On the other hand, areas like Sugar Land and Pearland have been less affected due to their accessibility to the medical center.  

We have had great success with grad students, UGA employees and other young professionals around the new Medical school and Athens Regional Medical Center (ARMC/ Cobb/Hamm/Hill Historic, Normaltown) and also the Prince/Boulevard Downtown corridors.
