Then you have to deal with the coding of whatever state/city you are in. 

They have a problem because they don't feel comfortable with the transaction (no safeguards) and they can't often monetize it.I was lucky to find one here in California.

Hey Eric, Phila market, especially near center city and surrounding areas is currently a very tough market to rent in. 

@Chris Adams...full disclosure, I'm a mortgage broker in CA and play in the smaller commercial loan sandbox. 

So, if I buy a Quadplex condo or multi family house with around 1 M in LA area, I feel like I can grow up in music career side and make my future kind of easier and make me do what I want to do I think.Only thing I feel bad is that CA is now tenant friendly state. 

Payton, do you know of other cities that have done this type of change to the zoning code in the last 10 years?
