I am in Lake Charles, LA on the Gulf coast and our economy is driven by petro/chem industry and a couple casinos. 

If you buy another before the end of the year, you can do a cost seg analysis and take bonus depreciation. (80% for 2023)  Odds are the bonus depreciation will wipe out most, if not all of your capital gains from selling the 42 unit.

It may be to pay for a moving truck if they move out by the 15th, offer a small bonus - $200 - for exit within 10 days, something. 

I knew I would have tenants in place in August, anything before that would be a bonus.

Some ideas i had was to put a small kitchenette or to extend the un permitted bonus room to make it to a ADU

By opening a new credit card before a renovation project, you can take advantage of cash back bonuses and rewards that many credit cards offer.

As a bonus, they have free donuts at their branches on Saturdays.I was referred to them by a friend who is a mortgage broker (he's done three loans for me and I used to work with the guy about 20 years ago) that can't lend to LLC's.

My second plan is to just hold off on the cost seg until 2023 when it can be done with the LLC instead but with only 80% bonus instead of 100% I'd really love to get it done on 2022 if its possible.

Believe it or not this property is in much better condition than this photo indicates at least structurally anyway, it sits on a 15,000 sq ft lot and comes with a BONUS 2/1 house on the back of the lot!
