But I do plan on moving back to Indiana by mid-May, so I wanted to get the ball rolling on making connections and seeing what's in the area so that when I arrive I can hit the ground running!

If this is an REO auction, that $12k you see is a "starting bid", which is a low ball teaser, and the property will never, ever sell for that price.  

@Mark Scott, My crystal ball is broken but in my home market (DFW) I see both SFH and MFH being traded at the prices I am not comfortable with.

Some contractors will low ball you so that you will hire them to do the job.

Then good old Dave Ramsey debt snow ball starting with the lowest balance first.

I would be open to partnering with one or a group or people who have similar interest...Bottom line: I know what I want to achieve but need guidance on how to get the ball rollingArmand.
