I was using CAP rate just as a basis for comparison so I could do an apples to apples.  

But these adjustments get you to an apples-to-apples comparison.A good agent will tell you if the market prices are going up, going down or staying steady over the past 3-6 months; 7-12 months and 12-18 months.Many BP members argue that market comps don’t matter to your offer price.

If you just want information from the MLS, most of that is available with the customer version of the RI MLS app.

I use myfirstam - it is an app from First American Title that allows you to see all of the information on a property in seconds.

Although if it really bothers you, you could download a compas app for your phone.

I personally think Airbnb has hands down the best platform of the 3 and their mobile app is kick butt compared to the other 2.
