I would add that if you don't know the answers to the questions like acceptable cap rates, reversion caps, expense ratios, etc than you haven't personally underwritten enough deals.

Although if I ask him when can I pick up my check, the answer is either nothing or he claims that I never responded to a previous message of his so i lost my opportunity, or strings me along, etc..

I can answer phone calls and pre-screen or I can visit the sellers with contracts in hand and expect me to close them..

I've seen a lot of different threads similar to yours and have seen pretty much every answer possible. 

I’m trying to be proactive and see further issues and already have answers for these issues before they happen.

To answer your question I would say to make sure you prioritize your coursework to ensure you learn the material and graduate with the highest GPA possible and find a sales job that you can work on the side.

Many times inquiries about invoices, documentation of repairs, delays on repairs, discrepancies on charges, have gone unanswered, delayed or answered in irrelevant ways, but always nice.
