Anyone emailing you about lending you money out of the blue, well I would run.I would highly recommend connecting with your local real estate investment association, just make sure it is an association and not just a meetup hosted by a lender as so many real estate investor meet-ups are hosted by hard money lenders, and while that's not bad, often you don't get introduced to anyone other than the host when it comes to money.An association on the other hand is going to have a several lenders, if not a LOT of lenders. 

I have a hunch that you'll find a whole host of maintenance/lease violations when you do so.
