So, the property drop just increased my cash flow, without raising the rent.The beauty of this method is two fold:1 - You never ever spend the principle, since every refi allows you to get it back.2 - You never need another source of funds, since you can use the same funds until your arm gets tired.3 - Ok, I said two, think of this a a big bonus.  

Everyone says they won't go below *$* until they see a legitimate offer, or are tired of waiting it out. 

Or tired appearances, deferred maintenance, and complaints by Residents?

However, throughout many different areas of Miami, there are a lot of older, tired landlords and property managers that are either too lazy, too comfortable, or not aware of the high rents the Miami markets are commanding.

I was tired of waiting to be next on the list and now I search for their homes when the current owners decide to sell. 

Can you imagine all the jokers and tire-kickers they'd have to deal with if the barrier to entry was only $500 or $1,000...or nothing?

If they want to do it let them - they'll soon tire or find out they no longer have time to pursue additional investments.

Naturally, the tenants with the vouchers got tired of waiting, and then they eventually moved on with their lives.I also own 2 units in the SF Bay Area and BOTH are occupied by Section 8 tenants that I placed there.
