I understand that I could use leverage to acquire more properties but that is not extremely enticing for me.

Hi fellow Owners,Are there any concerns for the owner about this form when signing a PM agreement?

Here's the concern. 

I would be concerned if I invested in the bottom five cities, New York, Miami, Cleveland, Washington, and Chicago.

They are insanely  expensive,  outside of london does present a few opportunities but  recent changes in regulations has created an extremely unfriendly environment for small investors. 

Many lenders want 6 to 12 months seasoning if doing cash out for ARV rather than just value put in.Well I'm only pulling out what I put in. in my market, it's extremely hard to buy and rehab for less than 75% LTV anyway so waiting 6 months usually nets me very little extra (~2K) so it's not worth it for me.

I have been in construction my whole life as well and I believe that experience will be extremely helpful.

There are certainly some obvious concerns, but I don't want to overlook the opportunity just because I have some preconceived notions of the headaches that may or may not ever materialize.I'm planning to do more research on the particular bar both on social media and in public records.

After listening to dozens of podcasts, and reading numerous real estate investing blogs and books I'm concerned that the following will doom me to failure.I'm not interested in traveling and I don't salivate over quotes.I've noticed repeatedly that real estate investing masters love nothing more than going on a vacation, and it just doesn't do it for me.
