The advice I received was to approach the out of state owner to try to lease option the property even though it wont cashflow.

People who suffer this disease wait for reams of data before pulling the trigger.  

I hate it so much i wont drink water in pure form in protest.

It could be an option however that year apart wont be pleasant.

If the market pulls back your "new" house wont be the newest on the block and buyers will go for the new car smell, not your 3 year old musk...no offense I am sure you personally smell wonderful!  

I call him and say hey dude now I get the wholesaler bit but don't you think a 90k wholesaler fee to flip a property to me is a little much.. you should give more to the seller here.. its a single lady who probably could really use the money.Him ha bla bla bla  and I simply wont close on it I had it tied up for 45 days and told him no way no comfortable taking so much from the seller

If you dont feel any heat from any vents, it wont matter how powerful the fan is as it is just blowing around cold air throughout the house.

You can be livid and lose a lot more than just a few minutes of time, like real money, because people wont do deals with you if your known for being hot headed on every little issue and placing blame. 

I wont be signing anything until i research those laws and contact an attorney in my state on it. all stuff worth knowing.

@Matt Anderson  depending on the tree growth cycle you could be waiting a few yrs for your return and unless you rotate or split plant/harvest cycles you wont have annual passive income but rather cyclical.
