SO easy to get friends to move in with the appeal of the lake (boat in summer, flood a rink in the winter). 

Find and plug the source of the problem (could be a gap in the exterior of the home through which raccoons find their way in)On a side note: if your property was vacant for sometime (assuming during the late winter months) it could have encouraged raccoon activity, so I don't think this will be a recurring expense.

That would be a great place for one : ) And they would have to be well-winterized... cause it gets cold there.... 

We were able to get an extension due to it being winter, but something to keep in mind when buying a building.

My wife is an ER nurse in the area and has several travel nurse co-workers and friends who I plan on short term leasing to during the winter months to cover my monthly payment and hold over until the next vacation season.
