Just recently, 2 weeks ago, I learned about the co-operative assignment with lease options.Very easy it seems and the profits are pretty good..not as much as a normal wholesale type deal, but easier to do and can happen more frequently--I don't see 3 of these a month as being impossible to do!!

The asking price was $5K more than the realtor listed asking price which is understandable since a wholesaler must make a fee or commission.

Forgot to paste the Wells guidelines:Effective with new registrations on or after December 15, 2008, Wells Fargo Wholesale Lending will require that properties with increases in value during a short period of time (0 – 24 months) must include the following requirements to document the validity of the increase in value. • Reason for the increase: The appraisal must include the reason for the increase.
