@Jennifer Streamer  comparing Kelowna to Detroit or any big US city is kind of funny.But I do remember the gang shoot out at the big hotel on the water... crime in Kelowna is relegated to biker gangs like hells angles etc..

Granted, Portland will be cold and wet for 80% of the year and this has a really odd record breaking summer.Well, I must be a softy cause I am ordering a new unit(new coils and 3 TON AC unit) and will try to sell the 1 week old unit for prob 35 cents on the dollar on CL.

I have a condo unit that had water damage to the ceiling of the master bedroom.

I definitely would NOT turn the water on now.

6 unit building has 1 roof, 2 furnaces, and 1 hot water heater.  6 single family homes have 6 roofs, 6 furnaces, 6 hot water heaters....So from a repair perspective, which would you rather have to deal with?

If a tenant moves out or you have a water heater or AC unit go out you will need the reserve. 

I do have one reservation about 50% bleach/water.
