Where I live townhomes are usually newer and more low maintenance. because typically there is HOA, with that being said HOA's can be very difficult to work with and may not even allow renting and you need to watch for the HOA fee increasing in the future.

Let them train you to find the properties and make the calls, and watch how they do the marketing.The pros are not needing to rehab properties before selling them.

So maybe the suggestion there is to start watching the hud site for your county and maybe a couple of surrounding counties that are within reasonable distance and see what prices the houses go for.But I think you're going to find wholesaling hud homes a little less desirable.

I think the problem with this approach is that the list you asked for and that was provided on CNN/Money was interesting but really doesn't tell you much.Also they do it backwards from how I normally would which makes my head hurt but, let's say you were looking for a 1% deal, $1000 monthly rent on $100k house.
