I'm assuming they're under valued rents which can increase cash flow.The location of these duplexs is predominantly 2 bedroom units going for $1100-1200/month.  4 bedroom duplexs in this area are virtually non existent. 

I-buyer type companies operate virtually and never meet the seller face to face so they do not know or care where you are located. 

Virtually the only investors to lose money on San Diego buy n hold are those that sold at market lows.
