I wrote on a duplex down the street and the seller called me up to tell me that they were only considering the cash offers.

I just did a retail deal near Dunn and just listed one about a street or 2 over for $114,900.

where I live, off-street parking is normal. 

I do know the area well I've lived here my whole life, but it's a city so I don't know where every street or building is.

@David DyeIf I were you I would make trip out to visit those houses and the areas in person... they are typically not the greatest of zip codes definitely C or D properties but it depends on the street and PM if you will succeed in these tougher areas.

You will likely find a good many folks who would like better returns with better security and less volatility than Wall Street, especially in today's political climate.Most of the investors in my local group have little or none of their own money or credit in their deals.

Word on the street is that most major brokerage firms are moving in that direction because of Errors and Omission Insurance.  

I love how TJ has risen from the ashes of 2008-2010, and become a vibrant city with tons of development.
