Rent out the place, collect the rents, sell all the upgrades or add them to your home and replace them with lower end if you want to rent it out and get out of it when the time is right.

I will be getting married this summer and not 100% decided whether I will keep it or sell...the numbers were great to live here, but look a little different/not as good when seen strictly as an investment...but the owner occupied financing is tempting to keep...some things like the bedroom layout (two private bedrooms, one of which is small) and a room that can be a third bedroom but must walk through make it not the most appealing rental to everyone, but I think I have had less than four months total vacancy over those years including trying to fill it over winter as well as a broken pipe during a vacancy...

. ($4k)The windows seem to work, but about 5 window panes are broken. ($2k)No appliances provided, so new appliances should be installed. ($2k)A few smaller odds and ends with broken cabinet doors etc, but fairly minor. ($1K)That's probably at least $15-20k work there.

While charging for cleaning from the security deposit might be a good idea (will have this in my new lease) this is not an option for the current tenants as I inherited them and the damage they caused (dry wall, broken bedroom doors) has wiped off all the security deposit they had.
