That's why the BRRRR method or other creative finance must be used as tools for an investor/developer to keep growing their portfolio.Cash out refinancing will usually result in reducing your cash flow, however if your objective is growth (accumulating great assets in great locations) your goal should be to grow your portfolio, not necessarily cash flow as much as possible.

There are asset-based products out there designed for "self-employed" investors with high DTI, the desire to vest in a LLC, 10 + mortgages, unique scenarios, etc etc.

There are some nuances involved due to the unique situation, I'd reach out to @Melvin List in Florida, and this is juuuust nuanced enough that I'm going to suggest avoiding a call center big box lender at all costs, they don't do "nuanced" (at least not well).
