In practice I would have done better than this because I take money out when the opportunity allows for doing so without much negative consequence (I never refinance into a significantly higher interest rate). 

Selling your house to trade up (or down, as the case may be) might make sense.

Especially in a market where trades are working for big developers or doing their own infill.But why not sell the house and do a 1031 and sell the lot and do a 1031 and go buy something using the two together that will meet your cash flow needs.  

But it's worth it for me.If you are able to scale that level of service with employees and trades who are as smart and hard working as you, you will not have a hard time growing your management business.

And 90% of the notes i see trade with in a few weeks max.

Consequently, they are much lower than the house down the block that was bought three years ago.If the low allows the county to raise taxes based on the sale price, I'm sure the same law can and should apply when the sale show reduction of value in relation to the previous sale.

Some places flat out panicked, and screwed us in the process, with little concern of the consequences and a bit of "they can afford it" attitude. 

Usually the pre-inspection walkthrough is done by a compliance officer, not the individual trade inspectors, so they miss a lot of things.  

I'm guessing some of the more seasoned property managers on here might have some tricks of the trade on this.
