In practice I would have done better than this because I take money out when the opportunity allows for doing so without much negative consequence (I never refinance into a significantly higher interest rate).

Especially in a market where trades are working for big developers or doing their own infill.But why not sell the house and do a 1031 and sell the lot and do a 1031 and go buy something using the two together that will meet your cash flow needs.

Usually the pre-inspection walkthrough is done by a compliance officer, not the individual trade inspectors, so they miss a lot of things.
