You have to have a long term view, as these cycles take a decade or so, and longtime observer can see how it's taken areas up past the tipping point, or not.

For websites, if static shots are OK just use print screen or the W7 snipper tool & paste into PPTX or Word.

The numbers I ran through the different tools I found on here came up with a similar Cap rate as to what you stated which didn't seem to bad for a less than 10 year old property in a nice area.
