That way the tenant has to deal with you if they want to buy the property.A seller who is willing to sell an option on a property is willing to trade getting top dollar to reduce hassle.There definitely are risks in these transactions, but I think they are different that what you have identified.

It is still possible to get a good deal on an REO - especially if your a buy and hold investor, but if you're looking for huge paydays and swinging for the fence, you'll need a time machine to return to 2010 & 2011.As Brent P suggested, find an agent who specializes in REOs - especially one who lists them becasue they get to keep the whole commission when they sell you one of their REO listings.Be prepared to wait though, because sometimes it can take a month for a bank to respond to an offer, even if the offer only give them two days.

However, as a contractor/investor that comes into contact with lead paint on almost a daily basis, I also appreciate the need to make both workers as well as tenants/homeowners aware of the hazards.I'm not trying to swing you to my way of thinking about this, just offering another point of view.

Cash flow is very hard to find in NYC -- maybe deep out in Queens or the Bronx, but the trade-off is that the areas are not as likely to appreciate as quickly.

Thanks for the added advice, I do like the idea of splitting up the money and putting it in different outlets, and getting a duplex or something and learn the trade for a year.
